Can I change the Listing Price in the MLS after an offer has been accepted?
The listing Price in the MLS is the asking price at the time the listing is marketed as Active. Members are NOT allowed to change the Listing Price once an offer has been accepted because this was not the price offered to ALL members.
In some cases, the accepted price was lower than the listing price. In other cases, the accepted price was higher than the listing price. Adjusting the listing price in the MLS after the offer has been accepted is not allowed in the MLS because it is data manipulation (unethical).
COE Article 12 states that Realtors shall be truthful in their advertising, marketing, and other representations.
The Listing Price is the amount the Seller is offering the property for sale. The price on the Purchase Contract is the purchase price offered by the Buyer. After escrow closing, the price on the final acceptance (Purchase Contract or Counter Offer) will be reported as the Sold Price (to be reflected on the Final Seller's Statement).
You cannot modify the Listing Price once the offer has been accepted because it will mislead the public to believe your company sold the property close to or at the asking price when that is not the case (unethical).
Note: While the transaction is in escrow, and the Seller is willing to accept backup offers at a lower price, you can disclose the lower price information in the Remarks section.
Can I list one property under multiple property types in the MLS?
Members are allowed to market one property in multiple categories in the MLS.
- Both listings are under the same Listing Contract, so you don't need to execute a 2nd listing agreement.
- A signed Profile Sheet for each property type is required.
- The Listing Date for both listings must be the same date.*

In the Agent Remarks section, cross reference the MLS # for each listing.
- i.e., "Also listed as Single Family - see MLS 202312345."
- Per Section 1.4 - statuses for both listings shall be changed simultaneously.
- After escrow closing, one listing shall be reported as sold, and the other listing be cancelled.
- The listing that best reflects the subject property must be reported as sold.

To ensure accurate comps and stats, the 2nd listing must be cancelled. Follow these steps:
- First, change the Active Under Contract or Pending status back to Active.
- Then, immediately change Active to Cancelled status.
*Listing in multiple categories doesn't have to be done at the onset. When adding a 2nd listing in another section of the MLS at a later date, be sure to follow the same set of requirements listed above. In this case, your 2nd listing will not be cited for a Listing Date violation.
Example 1: Vacant lot with a condo yet to be built. The listing Price is for a unit in the condo.
Can this property be listed in the Condo section and Vacant Lots section?
- Yes, the property can be listed as a Condo.
- If the property is not available for sale as a vacant land, then marketing it in the Vacant Lots section of the MLS may result in a Report It.
If the photos are renderings, be sure to disclose that information in these sections:
- Photo descriptions (in Manage Photos).
- Public Remarks.
- Enhanced field must be flagged as Yes.
Example 2: If the subject property is a unit in a building that is zoned residential and commercial.
You are allowed to market the property in the Condo section and the Commercial section of the MLS.
Do I need a Listing Agreement to list my own property in the MLS?
Case: The Listing Agent is the Seller/Owner of the subject property.
1. If the Listing Agent is also the Listing Brokerage Firm's owner, HICMLS does not require a signed Listing Contract.
2. For all other cases, the Listing Contract is required in order to list in the MLS.
This is because the firm owns the listing; thus, the agent must have a signed agreement with their Brokerage Firm. And MLS has a field that discloses the type of contract for the listing:
- ER - Exclusive Right-To-Sell
- EA - Exclusive Agency
In general, when there is a Listing Contract - an Amendment form is used to change contract terms.
Note: The HiCentral MLS Change Form is a request form submitted to the MLS Client Care Team for data changes. It is not an Amendment form; thus, please DO NOT use the MLS Change Form to amend contracts, regardless of whether or not you own the property.
How do I upload multiple photos to my listing?
To add multiple photos to your listing
For PC Users:
1. Go to Input.
2. Select your listing.
3. Select Manage Photos.
4. Click the Browse button.
5. Select the 1st photo and press the Control + A keys on your keyboard. This allows you to select all the photos.
6. Click on the Certify to Save button.
For Mac Users:
1. Go to Input.
2. Select your listing.
3. Select Manage Photos.
4. Click the Browse button.
5. Select the 1st photo and press the Command + A keys on your keyboard. This allows you to select all the photos.
6. Click on the Certify to Save button.
How to Change Listing Broker Attribution in Matrix (Available to Principal Brokers Only)
Here's how to make changes to the attribution that you want to appear on your listings when the listing is syndicated:
1. Use your PB/BIC login into Matrix.
2. Go to "Input."
3. Click “Edit existing” Office Roster.
4. Enter the four (4) letter broker code for the office you wish to edit and click “Modify.” i.e. (LOCA, CBPP09). If you don’t know your four-letter broker code, use the “Office Search Information” feature.
5. Click “Assign Listing Broker Attribution.”
6. Select your preferred Attribution Type and click “Submit Office.”
7. If you have multiple branches, you must repeat steps 2-6 for each branch you oversee.
How long does the RECENT message show in Matrix?
The Recent message will update when a subsequent price or status change is made in the listing.
If no changes are made, the message will disappear after 14 days:

Types of Listing Service
Section 1.2.1 LIMITED SERVICE LISTINGS:
(a) arrange appointments for cooperating brokers to show listed property to potential purchasers but instead gives cooperating brokers authority to make such appointments directly with the seller(s);
(b) accept and present to the seller(s) offers to purchase procured by cooperating brokers but instead gives cooperating brokers authority to present offers to purchase directly to the seller(s);
(c) advise the seller(s) as to the merits of offers to purchase;
(d) assist the seller(s) in developing, communicating, or presenting counter-offers; or
(e) participate on the seller(s) behalf in negotiations leading to the sale of the listed property
will be identified as a Limited Service Listing in Agent Remarks in MLS compilations so potential cooperating brokers will be aware of the extent of the services the listing broker will provide to the seller(s), and any potential for cooperating brokers being asked to provide some or all of these services to listing brokers' clients, prior to initiating efforts to show or sell the property.
Section 1.2.2 MLS ENTRY-ONLY LISTINGS: Listing agreements under which the listing broker will not provide any of the following services:
(a) arrange appointments for cooperating brokers to show listed property to potential purchasers but instead gives cooperating brokers authority to make such appointments directly with the seller(s);
(b) accept and present to the seller(s) offers to purchase procured by cooperating brokers but instead gives cooperating brokers authority to present offers to purchase directly to the seller(s);
(c) advise the seller(s) as to the merits of offers to purchase;
(d) assist the seller(s) in developing, communicating, or presenting counter-offers; or
(e) participate on the seller(s) behalf in negotiations leading to the sale of the listed property
will be identified as a MLS Entry-only Listing in Agent Remarks in MLS compilations so potential cooperating brokers will be aware of the extent of the services the listing broker will provide to the seller(s), and any potential for cooperating brokers being asked to provide some or all of these services to listing brokers' clients, prior to initiating efforts to show or sell the property.
