Coming Soon Listings

What is a Coming Soon status listing?

It's a listing that is not ready to be marketed as Active.  The property information is visible to other MLS Subscribers.  Showings are optional - instructions shall be clearly stated in the Agent Remarks.

 

Here's a summary of the policies:

  • You can market a listing as Coming Soon up to 30 days maximum.
  • If the listing is not changed to Active status before the end of the 30 days period, the MLS system will move the listing to Hold status.  This is to ensure that other MLS Subscribers will know that the Seller is still under a Listing Contract with your firm.
  • If the Listing Contract has been terminated, be sure to have the written cancellation on file, and change the listing to Cancelled status.
  • Coming Soon listings are shared with other MLS members but not syndicated.  This means the data is not pushed out to public websites.
  • After listing the property as Coming Soon in the MLS, you are allowed to market the property outside the MLS via flyers, social media, emails, and display a For Sale sign on the property.
        • All marketing must show the Coming Soon status - this label must be prominent in the advertisement.  Display a Coming Soon rider on the For Sale sign.

Can the same property be listed as Coming Soon more than once?  YES

 

How would I do that?

You have two options.  Either: 

  1. Sell the property, OR
  2. The property must be off-market for 365 DAYS when it's the same property, property type and brokerage.

Then you can re-list the property as Coming Soon!

 

Why 365 days?

A property can significantly change over a 365-day period due to painting, renovations, etc. As a result, the property that is re-listed after a year can be completely different from the property listed today. The condition of the market could also be different. 

 

365 days seems like a long time...

There's a reason for this. Coming Soon status assists the REALTOR® with pre-marketing a property
while it is being readied for sale. The extended duration is to prevent the abuse of this limited visibility

status. 

 

How to prevent the list price changes from appearing in the Listing History?

Step 1 - While the listing is in Coming Soon status, edit the List Price field and click Submit to save the change. Do not change the status to Active during this first step. If you do, all price changes will appear in the listing history.

Step 2 - Pull up the listing again and click edit.  Change the status from Coming Soon to Active.
