Can I add captions and descriptions in the photo section?
Captions and descriptions that highlight the property are encouraged.
Here are some guidelines to follow:
- You are allowed to leave the description section blank.
- The best practice is to highlight features shown in the photos.
- If the photo is not an image of the property, be sure to add descriptions that show the relevance of the photo to the subject property - i.e., Waikiki beach is 3 miles away from...
- If the photos are virtually staged, you must disclose that information in these 3 sections of the MLS:
- Photo Description box: Indicate "Enhanced - virtually staged photo," and the MLS system will automatically add an ENHANCED watermark to the photo.
- Public Remarks section: Indicate "One or more photos have been enhanced."
- The Enhanced field in the listing profile must be flagged as Yes.
Photo Captions
- Words are allowed as long as the information is relevant to the property.
- All other information is prohibited - i.e., Links, internet address, financing, brand, and contact information are not allowed.
