Can I input a sale that was not listed in the MLS?
Once a Listing Contract is signed, all MLS Rules apply:
- When you have a signed Listing Contract, the property data must be entered into the MLS.
- Once an offer is accepted, the listing status must be changed to Active Under Contract or Pending.
- After escrow closing, the listing must be reported as Sold.
All statuses must be disclosed in the MLS immediately. This is to ensure accurate data - listing searches, comparables, and statistics. Statuses that are changed past 4 calendar days will result in a violation.
CASE 1
If it's an Exempted Listing, please abide by the requirements per Section 1.3 of the MLS Rules. [Input Instructions]
CASE 2
If a Listing Contract was not executed, we can input the data for the Buyer's Agent to receive credit for the sale. Please contact MLS Client Care Team for instructions - techsupport@hicentralmls.com or call 808-791-3789.
CASE 3
If the Seller was not represented (i.e., FSBO or a Customer), we can input the data for the Buyer's Agent to receive credit for the sale. Please contact MLS Client Care Team for instructions - techsupport@hicentralmls.com or call 808-791-3789.
