When will the new MLS rules and fines be effective?
Effective 1/9/23:
- Enforcement of the Rules & Regulations of the MLS (dated 1/1/23).
- Implementation of the new Matrix system changes.
- All existing system functions will be unchanged.
Effective 1/17/23:
- New implementation process of the INPUT for Exempted listings in Matrix [Input Instructions].

- Members can begin inputting new Exempted listings in Matrix on 1/17/23.

Effective 3/1/23:
These specific violations will be subjected to fines -

People in media.
- Lifestyle images can be portrayed with aerial shots without people. [Read]

Deletion of photos.
- Don't delete photos. Replace the images if they are outdated or incorrect. [More Details]

Enhanced photos that are not identified.
- Be sure to disclose "enhanced" images in the photo descriptions, Public Remarks and also flag the Enhanced field as YES. All 3 sections must be identified. [Examples]

Non-compliance of the rules for Exempted Listings.
- Seller's certification for listing to be exempted is required. [Exempted Listing Form]
- To ensure accurate searches for comps, complete the inputs immediately.

To avoid a violation, these inputs must be done within 4 calendar days -

- Input for the new Exempted Listing is based on when the Listing Contract is executed/signed.
- Changing the status to Active Under Contract (C) or Pending (P) is based on the contract acceptance date.
- Reporting the listing as sold is based on the settlement/recordation date on the Final Seller's Statement.

Fines listed in Appendix A in the Rules & Regulations of MLS will continue to be enforced without any changes.
