What do I do when I have a signed Listing Contract, but the property is not ready for marketing?
You can input the data into the MLS as an Incoming status listing.
The listing can only be viewed by you, your DR and BIC, and the MLS staff.
Listings can be entered into the MLS once all parties have signed the Listing Contract.
Inputting a listing as Incoming status is equivalent to saving the information until you’re ready to change the status to Coming Soon or Active.
A fully executed listing agreement is required to market the listing as Active.
The agreement includes the following:
- Exclusive Right-To-Sell Listing Contract or Exclusive Agency Listing Contract
- MLS Profile Sheets (Identified as Exhibit A in the Listing Contract)
Notes:
The MLS system will save the Incoming status listing in the database up to 90 days only. The automated system will delete the Incoming listing at the end of the 90 days period.
Avoid having to re-enter your listing into the MLS by following these steps:
- Change the status from Incoming to Coming Soon or Active within 90 days.
- If you need more time to prepare the property for showings, you must extend the 90 days period by editing the listing within the 90 days period. Each time you edit the listing, the MLS system will save the Incoming listing for another 90 days.
