For Sale By Owner (FSBO) Transactions
Reporting these sales to the MLS provides sales production data for the Agents and offers the MLS Subscribers valuable property information for comps and stats.
For Sale By Owner (FSBO), sales are not listings. Thus, the Buyer's Agents cannot input these sales directly into the MLS. The MLS Client Care Team will do the data entry.
Send an email to the Client Care Team, and attach these docs that are required:
- At least 1 primary photo (for comps, a minimum of 5 photos is preferred)
- Completed MLS Change Form
- Fill in the top and the Sold Information sections.
- Profile Sheets
- Purchase Contract
- Counter Offer (if this applies)
- Dual Agency Agreement (if there is one)
- Final Buyer's Settlement Statement
Notes:
- Broker of the Buyer’s Agent to sign the Profile Sheet.
- Broker of the Buyer’s Agent to sign the MLS Change Form.
- All docs are required except the Listing Contract.
- The Listing Date will be the Contract Acceptance Date.
- The Expiration Date must be a future date. To ample time for document submission and data input, add on 30 days.
- Listing Agent field will reflect Non-MLS.
-
Per Section 2.12 of the MLS Rules for FSBO sales - members "should" report the sale for comps and stats.
- If the Seller's Agent is an MLS member, our Client Care Team will send an email to the Seller's Agent and the Brokerage Firm regarding the listing agreement. This confirmation is needed before data entries are done.
