Can I advertise my listing as ocean front when it has an ocean view?

The property line must abut the ocean to market a property as ocean front.

i.e., The subject property is located across the street from the ocean.

Given that there is a road b/w the ocean and the property line, this is not an ocean front property.

What is the difference between Ocean front and Sandy Beach front?
